You have stated so many times you are sick of CA, why invest more money into it?
And that home IMO is not a place to relax. You need space a quiet location that gives you decompression time!
That lineman is 100% right. That area has been hot for years, more so now with people escaping in the big cities.
Sadly many hollywood fake people have land and homes up there also.
If I could finagle a paid moved to Roossville (north of Kalispell) I would move in a heartbeat.

They build new houses all the the time. They aren't making anymore land, J.mo that would prolly be great for what you want it for. Me, I'm a redneck, no way would I spend over a half mil and have a HOA with some pencil neck telling me what I can park in my driveway or b1tch about the deer hanging in the tree in the backyard.

The location of this home, its prime. Sure it has no dirt, but it has draw. You're a boomer, a techie, a Marin country suburbite. You dont care about dirt. You care about location, lack of maintenance, and pay for fun. I'm the slightly poorer, but know my way around enough part of the mix of that clientele.

Now, will this be a home run, it may not be. But is it a loser, far from it. You guys know me, I'm a no bullshit no debt guy. This one, it's a 5%, 2.75% kind of deal. After it all trickles down I'm going to OPM this one. Other avenues are available of course. But if we do the math, we know I'll asset swap my down, manipulate the rest, and enjoy a vacation home.
I can pay in full for this home. But I wont.

Like I said, it'll be great for what you want it for. Only way you'll lose is if the economy really tanks and we go into a depression. Probably a wise move not to pay cash, at least till after this covid BS and the upcoming election. If Trump loses to Biden that depression is a possibility.

We are on the same page with that. Its very real, and it's an anxiety.
Where I have rationalized this with myself, is if you research the area, many people they do not need to and will not sell. There are no fire sales and I am not in that position myself either.
Tahoe is a distinctive market. Where there is loss there is gain, and there are always wealthy clients willing to buy there. I will hold of things get bad. But things rarely fall. I've been trying to buy a dip for some time.
More so, if a depression hits, 5% and a 3k payment will be the least of my worries . Which is why, I will finance this at 2.75 and keep a pulse. This is far from my first real estate deal, but is absolutely the first in which the reason is. It doesnt have to appreciate, it just cant depreciate.

Just have to file the lips to the correct profile so they catch correctly. I used my other Craftsman and Napa sets to compare to and the Pittsburgh ones were way off. They're the redheaded step children that sit in the corner most of the time anyways, but it's nice to have them when they're needed, and they only get the light work that comes through.
now i did not do the testing but there is a video on you tube where a guy tests those hf stands and the lighter the load the more likely they fail...
just lettin ya know put a light trailer or something on them and kick one and see what happens?

from what i got real quick on that its a tract home designed by my old neighbor 1/2 an hour from south shore proper or an hour easy in summer traffic.
that said IF you buy in the right spot and can get in writing a guaranty no one can build up hill from you...
its on the edge of desolation and some of the best backpacking i ever did.
way more crowded out there now nd no more camp fires but some amazing granite and lakes. the day i met my wife i was tossing my pack into the truck for my first just me and the dog trip out to aloha to see the best perseid shower in our lifetimes. it was glorious chased some bears and either a huge deer or an elk at about 4 am great trip packed in an inflateable and rowed all over the place out there spent the second night on an island one of the better tris ever.
but back to your house.
land is king and it coes with none. that is not to say it wont appreciate and that it wouldnt be a great place to get way but be prepared fro loud stupid kids up to 30 or 40 being annoying citiot jack offs and no way to escape the sound shy of planting them in desolation somewhere.
the lake is truly magic and while we used to call south shore the mistake on the lake it is about as good as it gets these days. west ***** and north shore have been taken over and are just bay area east.
east shore might be worth a good look less snow fewer bay area types it usde to be older money and casino mob families but you would have todo your own dilligence to confirm that is still the case.
price is decent hell i passed on a shack for 25k back in the day and after i moved i got a call from a guy who had just paid 575k for that shack and wanted me to knock it down and build him a log home! lots more dollars tthan sense up there these days but make a run check out the area before you commit
i amsure you would do that anyways but... get a hotel check the area at night and know things can change up there pretty dramatically in a short amount of time.
if yohu can get back out and turn a profit even if the neighborhood turns into the playground of the new money bay tards then do it and if nothing else it gives you a vacation rental and a plae to go look at other stuff from

I'm with you on that also. I want land, but land appreciates with time. I'm 31, going on 40. I'm not only looking for appreciation of value, but apprecation of time. Soon I will have kids, soon I will have more businesses and more headaches. This will give me apprecation of value, but more importantly appreciation of time. I can take my paperwork there. I can decompress. I can relax, I can think, I can laugh. I can sleep. I can hike, I can do whatever I please in a world class setting. That for me, that is value. That makes me work hard. That makes me invest intelligently. That appreciates.


Interesting you talk of kalispell. Literally yesterday a lineman that comes in my store everyday from montana told me. Kalispell is the place to be. The place to invest. It's the next coming hit.

Alot of friends keep saying buy up some land, while i agree in my area, time will tell whether it will make some money if any. Most lots r still on the market from the 08 crash. Way outta touch with price and reality. But a 2 acre lot like i have in a new sub is going for $80k plus while these old 5 acre lots are not moving at $100k. Now im on the same path, having a place to decompress from the day to day is priceless. I don't have what u have but check out featherville. It's blowing up like no other and prices r crazy from 5 years ago. That less than an hour drive from me. And most people are from out of town at minimum if not out of state. I feel i deserve a place to chill at considering my 20+ years at this ish, but by the time i can make it happen, all the Californians will have already called it home. So i degrees and plan on making my place a sanctuary and will enjoy the area and lake by boat for many years to come...i hope.

that area is solid in town traffic can and will be a nightmare at times but i think you are safe buying there shy of biden stealing the election and i dont think thats gunna happen
that area is sort of influx it was super cheap for years but started being pushed up in the last 20 or so and i would bet it will continue to climb even if most of cali which could happen for sure.
your neighbors will be close it wont be private but i would say do it especially for what you have planned .
and i hope this is legible cause i aint tryin to fix it in the dark with the wife already asleep next to me

Ya I won't hold it against ya. I think we all have the same mindset regardless of where we are. This covid bs has changed the way we live for sure. On the plus side the gov has had to help us some. I got a sba loan for 30 years at 3% for 30 years. I paid everything off with mine and will pay a 10th what i would have carrying things full term. Alot of my colleges have done the same. the stress level has decreased while work output has doubled. I know it seems weird but running a small biz with no debt and plenty of working capitol is a game changer.

Yup, like seeing what they have to offer. But end of the day most projects theyre doing is way out from what im doing. Still waiting for grand tour to release the next episode. That being said, i plan on having a 600 hp+ 6.0 running low 11's by end of the season. Got orders in for all the parts, should have cab off next week. Only hold up is finding slicks and some 8 lug wheels so I have traction on the strip. Assuming it will open up at some point to run.

@j.flow you are smart with money clearly. As pure investment, the Tahoe place could work out as a great rental. Looking at location between some ski slopes and the beach.
If you have the funds take a trip to MT and see if the place is worth buying into now?

@Flamed99 the drag strips here are open. The guy who bought my S4 had it running the 1/8th the next day! Must be a great felling to have all the debt paid off! At 3% nice! And it’s a federal loan so 100% they will have more programs to get more money or adjustments of payments or forgiveness.

@nighthawk285 Nick it has been fire sell offers and tire kickers for the Excursion. One asking about can you realistically use it as a daily driver since it’s so heavily modified...

Need to wash up the Excursion get some good interior photos. Sad day when it sells.

I have been thinking about this, I only can work for this agency 21 more yrs. I need to find that forever home but I know I have 4 or 5 more moves.

I don’t think you can hurt yourself if you buy right in Tahoe. People that are buying there for vacation homes don’t usually get hurt too bad by the economy. So the demand will always be there.
