House Lease Contract

Currently, we're renting a house. The actual owner is 98 yrs old. She's doing ok, but, let's face it, could pass anytime.
The daughter doesn't really want to deal with the house. She doesn't like it, and kept questioning if we really wanted to rent it because she thought it was terrible.
Anyway, we entered into agreement about different things, but there is no actual lease signed. I'm not really worried about it, but with the fact that the owner could be gone tomorrow, it could be an issue.

So I'd like to get a contract together. What do you think? How should I go about it all?

I would probably call a property attorney and see what they would suggest. We had a new lease agreement done on our rental last year and our attorney only charged $125 to do it so it's not terribly expensive.

You can buy lease agreements specific to your state for only a few bucks online. I bought one for $10. It tells you what to fill out and where. Saves lots of $$$ and there are tons of websites that sell them.

It spends a lot of time on the rollback

Things replaced:junk gold coolant
two injectors
2 alternators
oil cooler
2 FICM (one replaced before I purchased)
some little transmission part (easy $16 fix)
IRP valve & HPOP
gasket on turbo
degas cap (easy fix $4)
no doubt there will be more to is a 6.0
