Only thing I'd say is get the work receipts or papertrail for all that work, just because it looks like a 16yr old wrote the ad. Other than that, looks like a nice setup!

+1, anytime I see a classified ad that looks like it was written by a kid or if it has slang or misspelled words its usually a turn-off for me. Can usually tell a lot about the owner just from that....just my .02
