Water pump problem

i replaced my water pump about 3 years ago, now all of the sudden it stared leaking from the seal. so i figure no big deal, pop it off, install a new seal and be done. New seal installed, still leaks. so i pop it off again, use a thin coat of silicone around the seal, re-install.....still leaks. Screw it, try it a third time, cleaned everything, re-siliconed, let it sit for 24 hours before i added fluids..... STILL LEAKING!!!!!!! It's driving me crazy. It leaks from the same spot everytime, at the very bottom between the 2 lower mounting bolts. Pumps not cracked, i did forget to check it for warpage when it was out last but the trucks never overheated. Any ideas......
